For general contractors and remodelers
Do you like spending two hours a day combing through jobs for your subs? We take it off your plate.
A contractor Kevin knows told him he loses about two hours a day to this. We send the scopes, chase the bids, confirm every start date and send the reschedule texts when something slips. You still pick the subs and approve every price.
$1,000 a month, month to month. For the first month, you pay only if you tell us it's saving you time. We're starting with 3 contractors this fall, and Kevin works with each one directly.
What we do
The texting, chasing and confirming.
Bid requests
Send your scope and plans to the subs you pick for each new job, with the due date.
Bid chasing
Follow up with every sub until they price it or pass, and log each answer on one sheet per job.
Start dates
Pencil dates as soon as you win the job, confirm two days before, and check the morning of if a sub hasn't answered.
Reschedules
When an inspection, delivery or selection slips, tell us once. We send the new dates to every sub it touches and chase the confirmations.
Morning text
One text each morning: who is on which job today, who hasn't confirmed, and which bids are late.
Sub paperwork
Insurance certificates, W9s and lien waivers on file, with reminders before they expire.
What you still do
You stay the builder.
- Pick the subs for each job.
- Approve every price and award the work.
- Run the site.
- Make the calls that need you. We tell you which ones, and why.
Your subs don't learn anything new. No app and no portal. They get a plain text from your scheduling line and reply yes or a new date.
Set up in a week
Running on your real jobs in seven days.
Day 0: one hour kickoff
We get your subs (phone contacts, a spreadsheet, or an export from your job software), your active and upcoming jobs, and your rules for what needs your OK.
Days 1 to 3: set up
We build your sub list and job board. You text your subs once from your own phone to introduce your scheduling line.
Days 4 to 7: real work, with your OK
Bid requests and start date confirmations go out on your real jobs. In the first week, nothing goes out without your approval.
Day 7: review
We go over what worked and what didn't. Routine confirmations can then go out on their own if you want. Price, scope and award always wait for you.
- Monthly
- $1,000Month to month. Cancel any time. First month: you pay only if you tell us it's saving you time. We check in with you at day 30.
- Includes
- Up to 8 active jobs. No setup fee for our first 3 contractors. Bigger shops get a quote.

Do my subs have to download an app or log in anywhere?
No. They get a plain text from your scheduling line and reply with a yes or a new date. You introduce the line to them yourself, once.
Do I lose control of my jobs?
No. Nothing about price, scope or who gets the job goes out without your OK. If a sub goes quiet or needs a real conversation, we tell you who to call and why.
Does it work with Buildertrend or JobTread?
Yes, next to them, not instead of them. JobTread has an open connection we can read your schedule from. Buildertrend doesn't offer one to us, so we work from its schedule notices or an export. If you run everything from your phone and a notebook, that works too.
Is this a person or software?
Both. Our software drafts and sends the routine texts and emails, and Kevin or someone on his team checks the log every working day. You work with Kevin directly.
What does it cost?
$1,000 a month, month to month, for up to 8 active jobs. No setup fee for our first 3 contractors. For the first month, you pay only if you tell us it's saving you time. Your texting line has its own small monthly cost, which we show you before we set it up.
Who is this for?
General contractors, remodelers and custom builders running a few jobs at once with a lot of subs, where the owner is the one doing the scheduling. If you already have a full time coordinator, or you use the same 3 subs on every job, you probably don't need us.
15 minute call
See if it fits how you run jobs.
Tell us how many jobs you have going and how you line up subs today. We'll tell you straight whether this would save you time.
3 contractors this fall. Time savings are not guaranteed; for the first month you pay only if you say it's saving you time. Lumon Studios, Marin County, California.
